If you are reading this page of my website you must be serious about buying a home. I hope you have found it to be helpful and informative.
If you haven't already done so, I encourage you to use the calculator (located on the tool bar) to determine what your payments will be. Creating a family budget before you make the decision to buy will help you to plan and save for a lifetime of enjoyment in your new home.
Once you have determined how much you can comfortably afford, take a trip down to your local bank and get pre-qualified. The pre-qualification process takes about 30 minutes and gives you an idea of how much the bank will loan you when you find that perfect home.
Now that you have found the home that fits you and your budget, you are ready to take the next step. Financing your home can be a quick and painless task if you are prepared.
WHAT YOU WILL NEED:
1. Your current check stub or proof of income and the most recent 2 years w'2's/1099's.
2. Employment information - be prepared to list up to 6 years worth of employment background.
3. Asset Information: Bank Name, Checking and Savings Account Balances, most recent 2 months.
4. Investments: Stocks, bonds, IRA/401K, Rental Income, etc.
5. Do you currently own any Real Estate and what is it's market value / loan balance if any?
6. Any other income such as Child support or payments.
7.Current Landlord's name and Phone Number if applicable.
8. A current drivers license and social security card.
YOU MAY QUALIFY FOR SOME GOVERNMENT LOAN PROGRAMS SUCH AS: FHA , VA, OR THE USDA RURAL DEVELOPMENT LOAN PROGRAM.
ASK: It never hurts to ask, once you find out what program is best for you, pursue it.
