The Next Step in Buying Your New Home


Thank you for taking the time to look through this website.  I hope you have found it to be helpful and informative.  If you haven't already done so, I encourage you to use the calculator (Located on the tool bar) to determine what your payments might be.  Creating a family budget before you make the decision to buy will help you to plan and save for a lifetime of enjoyment in your new home.  Now that you have found your new home you are ready to take the next step.  Financing your home can be a quick and painless task if you are prepared. 

WHAT YOU WILL NEED
1. Your current check stub or proof of income and the most recent 2 years w'2's/1099's.
2. Employment information - be prepared to list up to 6 years worth of employment background.
3. Asset Information:  Bank Name, Checking and Savings Account Balances, most recent 2 months.
4. Investments:  Stocks, bonds, IRA/401K, Rental Income, etc.
5. Do you currently own any Real Estate and what is it's market value / loan balance if any?
6. Any other income such as Child support or payments.
7.Current Landlord's name and Phone Number if applicable.

8. A current drivers license and social security card.
9.Be completely honest with your lender, they want to help you as much as you want a loan.

YOU MAY QUALIFY FOR SOME GOVERNMENT LOAN PROGRAMS SUCH AS FHA , VAOR THE USDA RURAL DEVELOPMENT LOAN PROGRAM.
ASK:  It never hurts to ask, once you find out what program is best for you, pursue it. 

I have put together a list of a few local lenders in the Branson / Springfield area.  This list is by no means all inclusive as there are many fine lending institutions in the area.  You should start with your bank, talk to the loan officer where you hold your checking or savings account.  Find out what your buying power is, and don't be afraid to shop around.  A quarter of a percent can save you thousands in the long run.  Find out what your credit report says about you before you begin your search.  You may need to make some corrections before applying to improve your buying power.  The paperwork can seem daunting, but take it one step at a time and before you know it, you're moving in!
